We have done the following since 2012:
Kitchen - upgraded sink, dishwasher, added new microwave, all contents of kitchen (dishes etc) purchased or brought from our NC home
All furniture/furnishings and art new or brought from our NC home (majority new)
New window treatments (shades/blinds) in most rooms.
Added dining porch off living room area (solid wall exterior before), screen porch off master, exercise room, half bath in exercise room (pool bath) and full bath in light blue bedroom downstairs
Divided bathroom in guest wing to be separate full baths vs jack and jill config
Redid master bath, master closet, ceilings in whole master area
Opened up entry way to move master entry (added bookshelf door) and downstairs path and add light; added glass double front entry doors
Screened in 3 season room next to pool and redid foundation under to ensure porch and kitchen supported properly
Completely new pool, decking, landscaping in pool area
Added all new railings/glass fencing around pool except where noted below; added both sets of stairs from deck to pool (used to have to go to pool internally only)
Added all window treatments/shades.
Wired house for sound throughout via Sonos
Replaced all decking other than front entry and little walkway around tower office; refurbished and repainted decking and railings at front entry porch
Replaced garage door opener with new one and keypad
Removed dead or dying trees and patched driveway where one was removed
Improved landscaping, retention walls, drainage under house and around house
Replaced several outdoor wall skins and interior layers where waterproofing was not properly done (whole house checked, work done where needed)
Added generator, water alarm, 2 in wall HVAC units
Added basketball net
