-1/3rd of the ( uphill part ) of the house is built into the hill using traditional basement footings & poured walls.
-2/3rd of the ( downhill part ) of the house stands on posts. There are a total of 12 posts (9 are steel & 4 are wood). the footing for the posts ( not standing on the poured wall ) are a 4'x4'x1' buried 6.5' below grade on the down hill side & 8' on the uphill side. The steel posts support (steel I-Beams ) the precast cement planks are welded to the steel girders, and topped with fiber mesh cement, all of which make up the garage floor.
-The Retaining wall supporting the uphill ( Road ) portion of the house is 1 foot thick & has a 3' x 6' footing (on the house side) & is 2' X 6' on the road side.
-There are multiple X bars with turnbuckles to maintain structural integrity buried in the 6" walls under the garage floor.
-Soils & Structures Inc ( geotechnical & civil engineering ) out of Muskegon was a primary consultant on the structural engineering of the foundation of this house for this site,
